Track rules for small US landlords. Report only confirmed, source-backed items from the last 7 days: state and city rent control, rent cap, just-cause eviction, security deposit, late fee and rental registration changes with effective dates; rental license, inspection and registration deadlines in cities over 100,000; tenant screening, criminal history, source of income and fair housing rule changes; IRS changes to 1099, depreciation, QBI or passive loss rules for rental income; landlord insurance rate and coverage changes; and court, FTC or DOJ actions on rent pricing software and lease terms. Prefer legislative, city, HUD, IRS and court sources; ignore property management marketing. Put the city or state first in the title. Use high severity for a deadline within 30 days, a rent cap change, or a rule with fines over $1,000. Return no more than 6 findings.
