Track renting in the United States. Report only materially new, source-backed developments from the last 7 days: monthly national and top-50-metro rent reports from Zillow, Apartment List, Redfin or Realtor.com, summarizing the metros with the largest moves; rent control, stabilization and rent increase notice law changes in any state or major city; application fee, junk fee, security deposit, late fee and eviction rule changes; tenant screening, credit reporting and rent reporting changes; renters insurance requirement or price changes; federal housing rules affecting tenants; and settlements or enforcement actions against large landlords or rental platforms with tenant payouts. Prefer state legislatures, city councils, HUD, the CFPB and FTC, court records, the rent report publishers and established housing reporting; ignore listing marketing and anecdote threads. For each, state what changed, where it applies, what it means at lease signing or renewal and the date, and put the metro or state first in the title. Use high severity for a fee or deposit rule with an effective date inside 30 days, a rent report showing a metro move of 3% or more, or a settlement with a claims process. Return no more than 6 findings. Push each as a finding with a title, a two-sentence summary, sections for the change, where it applies, what it means at renewal, and the source link.
